FREE ROOF INSPECTION

What we check on your roof.

A good inspection covers more than the shingles you can see from the street. We look at your roof from three angles.

  • Shingle and ridge repair on an asphalt roof

    On the roof

We check the shingles or metal panels, flashing at chimneys, walls and vents, pipe boots, valleys and ridge caps for wear, damage and loose fasteners.

  • Finished torch-down flat roof

    In the attic

From inside, we look for daylight, water stains, damp insulation and mold on the underside of the deck, and check that the attic is vented properly.

  • Cape Cod house with a new shingle roof

    Gutters & roof edges

Clogged or pulling gutters, rotted fascia and missing drip edge let water back up under the roof edge, especially when ice dams form in winter.

GOOD TIMES FOR AN INSPECTION

When a roof check makes sense

You don’t need to wait for a leak. These are the moments when an inspection is most useful.

  • After a nor’easter or big storm

High wind can lift shingles and loosen flashing without any sign inside. A check now can prevent a leak later.

  • Before buying or selling

Know the roof’s condition before you negotiate, so there are no surprises after closing.

  • As your roof gets older

Once a roof is well into its life, a yearly look helps you plan small repairs and budget ahead for a replacement.

ROOF INSPECTION FAQS

Questions? Start here.

Yes. There’s no charge for the inspection and no obligation to hire us afterward. If we find something that needs work, you get a free written estimate and can decide in your own time.

We check the roof from the surface where it’s safe to walk, or from a ladder where it isn’t, then look in the attic. We go over shingles, flashing, vents, gutters and decking, and walk you through what we found with photos.

Once a year is a good habit, ideally in spring or fall, plus after any major storm. Older roofs and roofs under overhanging trees benefit from closer attention, because problems develop faster there.

Look for shingle pieces on the ground, creased or missing tabs, dented gutters or vents, and new stains on ceilings. A lot of storm damage can’t be seen from the ground, which is why a close inspection after a storm is worthwhile.

It’s worth it. A general home inspection may only view the roof from the ground or a ladder. A roofer’s inspection tells you about the shingles, flashing and decking, and what repairs or replacement to expect.

No. If a repair will do the job, we’ll tell you. You get photos and a clear explanation, and the decision is yours. Reviewers often mention that Angelo, the owner, took time to answer their questions.

Our photos and notes show what was damaged and where, which you can share with your insurer. We don’t decide coverage, but clear documentation of the damage makes that conversation much easier.

It depends on the material, how well the attic is vented and how exposed the roof is. Asphalt shingles commonly last a couple of decades or more, and metal much longer. An inspection shows how much life your roof has left.
