HOW WE REPAIR LEAKS
Leaks on larger, wooded Morris County properties can be hard to pin down. Our process is built to find them the first time.

We start at the stain, check the attic or the space above it, then go up and match the water trail to the shingles, flashing or opening that let it in.

Skylights in vaulted rooms and rubber pipe boots on vents often wear out before the shingles. We reflash or replace them and seal the roof around them.

We repair shingles and decking soaked by ice dams and add ice and water barrier at the eaves, so the same spot doesn’t leak again next winter.

WATCH FOR THESE
Some leaks only show up in certain weather. Note when the water appears; it helps us find the cause faster.
Water at the top of an outside wall on sunny winter days usually means an ice dam at the eaves above.
Stains on the skylight well often point to worn flashing, though condensation can look similar. We’ll tell you which.
Gutters packed with leaves push water back under the roof edge. Stains along the eaves are the clue.

ROOF LEAK REPAIR FAQS
Cost depends on the leak source, roof height and pitch, and how much shingle, flashing or decking needs replacing. A cracked pipe boot is quick; ice dam damage takes more. We inspect free and quote in writing.
Look for thick ice along the roof edge, icicles hanging from the gutters and water showing up on exterior walls or around windows during a thaw. If you see those together, an ice dam is the likely cause.
Please don’t chip at ice on the roof or climb a ladder in winter conditions. It damages shingles and it’s dangerous. Call us. We’ll deal with the leak safely and fix what let the dam form.
Skylights leak when the flashing around them wears out, the seal on the glass fails, or debris dams water above them. We figure out which it is and repair or replace the flashing or the unit as needed.
They can. When gutters fill with leaves, rain backs up under the first row of shingles and into the fascia and wall. On heavily wooded Morris County lots, clean gutters are part of protecting the roof.
Yes. Older homes often have chimneys, dormers and roof lines that need careful flashing. We repair them with materials that match as closely as possible and explain any work that needs your approval first.
A proper repair is meant to last, not just until spring. If winter weather prevents a full repair, we secure the area so it stays dry and come back to finish the work when conditions allow.
Yes. Warranty details come in writing with your estimate before work starts. ADZ Roofing is family-owned, GAF Certified and a registered NJ home improvement contractor, HIC #13VH12840300.
