OUR LEAK REPAIR PROCESS
On homes with many roof planes, water can enter at one spot and show up somewhere else. Our process is built around finding the real source.

We look at the stain, then go into the attic and onto the roof to follow the path water takes along rafters, sheathing and wall framing to the point of entry.

Where a dormer or second story meets a lower roof, we replace missing or short step flashing, add kick-out flashing where it’s needed and reseal the siding line.

Rubber boots around plumbing vents crack with age and sun. We replace them and check that bathroom fans vent outside the house, not into the attic.

LEAK OR CONDENSATION?
Not every wet spot is a roof leak. These clues help tell the difference before you call.
If a stain darkens during or after storms, especially wind-driven ones, water is likely getting past the roof or flashing.
Frost on nails or drips in winter with no rain often point to attic moisture from poor venting, not a hole in the roof.
A stain on the ceiling under where a dormer or second-story wall meets the roof usually means flashing trouble.
Either way, we’ll find the cause. A free inspection tells you whether it’s a leak, condensation or both, and what fixes it.

LEAK REPAIR FAQS
Yes. We repair leaks across Somerset County, from flashing and vent boots to damaged shingles and decking. ADZ is based in Clifton; share your ZIP code and we’ll confirm the earliest visit for a free inspection.
Leaks on newer homes often come from flashing details rather than worn shingles, such as short step flashing at a wall, missing kick-out flashing or a poorly sealed vent. These can usually be repaired without a new roof.
Stains that appear after rain point to a leak. Frost on nails, damp insulation in cold dry weather, or a bath fan venting into the attic point to condensation. We check for both and explain what we find.
Wind pushes rain sideways and up under shingles and flashing that handle normal rain fine. Lifted shingle tabs, gaps at walls and loose ridge caps are common causes. We find the weak spot and seal it properly.
It depends on where the leak is, how easy the area is to reach and what has been damaged underneath. A vent boot is a smaller job than rebuilding a valley. You get a free inspection and written estimate first.
We match color and profile as closely as current products allow. If your shingle line has been discontinued, we’ll show you the closest options before we start and explain where a patch may be visible.
It’s rarely a good idea. Water that gets in keeps soaking insulation, decking and drywall, which can lead to mold and bigger repairs. If a permanent fix can’t be done right away, we can secure the area first.
Yes. While we’re up there, we look over the whole roof and tell you about anything else that needs attention, with photos. You decide what to do, and nothing extra is done without your approval.
