A HUDSON COUNTY REPLACEMENT

What a full city roof replacement covers

City roofs often carry years of patches. A replacement clears all of it away so the new roof starts on solid, dry wood.

  • Cape Cod house during a roof tear-off

    Strip to the roof boards

We remove old built-up layers, patches and coatings down to the boards or plywood, then replace any wood that has rotted from years of slow leaks.

  • Roofer re-framing a roof structure

    New torch-down roof

A new modified bitumen roof goes down in overlapping, torched layers, with fresh flashing at parapets, drains, scuppers, hatches and skylights.

  • Cape Cod house with a new shingle roof

    Debris & neighbor care

On tight blocks we plan where debris goes, protect neighboring roofs and walls, and leave the street and sidewalk clean at the end of each day.

REPAIR OR REPLACE?

Signs your flat roof needs replacing

A few leaks can be patched. These signs mean the roof as a whole has reached the end of its useful life.

  • Patches on top of patches

If the roof is a quilt of old repairs and still leaks, new patches are just buying time.

  • Soft spots underfoot

A roof that feels spongy when you walk on it has wet insulation or rotted boards beneath the surface.

  • Cracking and blistering

Widespread cracks, bubbles and bare spots mean the membrane has dried out and can’t keep water out much longer.

Not sure if it’s time? We’ll inspect for free and tell you straight whether a repair will hold or a replacement makes more sense.

ROOF REPLACEMENT FAQS

Questions? Start here.

It depends on roof size, how many old layers come off, how much wood needs replacing, and access. Parapets, drains, hatches and skylights all add detail work. After a free inspection, you get an itemized written estimate.

All of them. Older city roofs often have several layers of roofing and coatings. Removing everything lets us see and repair the boards underneath and keeps extra weight off the building.

No. Tenants can stay. We’ll give you a schedule to share with them, keep the work area safe, and make sure the roof is closed up and watertight at the end of each workday.

We plan it before the job. Depending on the street and your city’s rules, that may mean a container with any permit the city requires, or loading debris straight into a truck. We clean the sidewalk daily.

We tie your new roof into the shared wall and protect the neighbor’s roof while we work. If their side has problems that affect yours, we’ll show you so you can raise it with them.

If the shingles are worn across the roof, with granule loss, curling or repeated leaks, replacement usually makes more sense. If it’s one area, a repair can buy years. We’ll show you photos and price both.

Yes. Our financing comes through a third-party lender and is subject to credit approval. Ask when you book your free inspection and we’ll explain the steps alongside your written estimate.

Yes. You’ll get the material and workmanship warranty details in writing with your estimate. ADZ Roofing is GAF Certified, BBB Accredited and a registered NJ home improvement contractor, HIC #13VH12840300.
