WHAT’S INCLUDED

Roof replacement for Union County homes

Many Union County homes pair a pitched roof with a flat section at the back. We can replace both as one job, so they work together.

  • Cape Cod house during a roof tear-off

    Tear-off of every layer

Older homes here often have more than one layer of shingles. We remove them all, inspect the deck and replace damaged boards before the new roof goes on.

  • Roofer re-framing a roof structure

    Pitched and flat sections

Shingles go on the main roof and torch-down modified bitumen on flat rear sections or porches, with flashing that ties the two together where they meet.

  • Cape Cod house with a new shingle roof

    Tight-lot protection

On narrow lots with shared driveways and close neighbors, we cover walls, plantings and walkways, keep debris contained and leave both properties clean.

TIME TO REPLACE?

Signs your roof has had its day.

Older Union County roofs often show wear in a few typical places. Check for these from the sidewalk or an upstairs window.

  • Dormer and cheek wall leaks

On capes, leaks at the sides of dormers often mean the shingles and flashing have worn out together.

  • Ponding on the flat roof

Water that sits on a rear flat section for days after rain wears the surface and finds every seam.

  • Lumpy, uneven shingles

Waves or bumps can mean a second layer laid over an old one, or decking that has started to sag underneath.

Not sure if it’s time? A free inspection covers the whole roof, flat sections included, with photos and a written estimate.

UNION ROOF REPLACEMENT FAQS

Questions? Start here.

The main factors are the size and pitch of the roof, how many layers come off, decking repairs and whether there’s a flat section to replace too. Two-family homes mean larger roofs. You get a free written estimate after we inspect.

We can, and it often makes sense. Doing both together means one tear-off and new flashing where the flat and pitched roofs meet. If the flat section is in good shape, we’ll tell you and price it separately.

We don’t recommend it. Extra layers add weight, hide damaged decking and make leaks harder to trace. We remove all existing layers so the new roof goes onto a sound, inspected deck.

We plan where the dumpster and materials go before the job starts and talk with you about timing for your neighbors. We protect both sides of the property and keep the driveway as clear as possible each day.

No. Tenants can stay home during a roof replacement. There will be noise during working hours, and we’ll give you a schedule you can share with them. We keep walkways and entrances safe and clear.

Yes. Capes are common across Union County. Dormers add side walls and valleys, so the flashing work there matters as much as the shingles. We fit new flashing at each dormer rather than reusing tired old pieces.

Insurance usually covers sudden damage, such as wind tearing off shingles, not age. If you think storm damage is involved, we document it with photos and notes you can share with your insurer before you decide.

Yes. You can apply for financing through a third-party lender, subject to credit approval. Ask us when we go through your estimate and we’ll explain what’s involved.
