HOW WE FIX LEAKS
Water travels along rafters before it drips, so the stain is rarely under the hole. Our leak repairs follow the water back to where it starts.

We start in the attic with a light, follow the water marks along the deck and rafters, then match them to the shingles, flashing or vent above.

Bergen County’s oaks and maples fill valleys with leaves that hold water. We clear them, replace worn valley shingles and reseal step and chimney flashing.

When a leak shows up only in winter, ice at the eaves is the usual cause. We repair the damage and add ice and water barrier where it was missing.

WHAT TO WATCH FOR
Leaks in colonials and split-levels tend to show up in the same few places. Check these after the next heavy rain.
On split-levels, water often enters where the upper roof meets a wall, then shows up on the ceiling of the room below.
Thick icicles, or water running down inside a window in January, often mean an ice dam is pushing meltwater under the shingles.
Brown spots or peeling paint beside the chimney usually point to flashing that has pulled away from the brick.

LEAK REPAIR FAQS
Cost depends on what’s letting water in, how easy it is to reach and whether wet decking or insulation needs replacing. We inspect for free and give you a written price before any repair begins.
Winter-only leaks usually come from ice dams. Heat from the house melts snow, the water refreezes at the cold eaves and backs up under the shingles. We repair the damage and add ice and water barrier where it’s missing.
Yes. Wet leaves and pine needles hold water against the valley and wear the shingles faster. On heavily shaded Bergen County lots, valleys often wear through long before the rest of the roof does.
Yes. Split-levels have several places where a roof meets a wall, and each needs step flashing tucked behind the siding. Those joints are a common leak source, and we repair or replace the flashing there.
Yes. We repair pitched and flat roofs on two-family and multi-family homes across southern Bergen County. If a tenant reports the leak, we can coordinate access and send you photos of what we found.
If a storm caused the damage, it may be worth a call. Policies often cover sudden damage but not wear. We photograph and describe what we find so you have clear documentation to share with your insurer.
If water is coming through a light fixture or a ceiling is sagging, treat it as one: turn off power to that area and call us. We answer 24/7, secure the roof the same day and plan the permanent repair.
Yes. Warranty details are written into your estimate, so you know exactly what’s covered before work starts. ADZ Roofing is a registered NJ home improvement contractor, HIC #13VH12840300, and insured.
