WHAT’S INCLUDED

Every replacement starts at the deck.

A new roof is only as good as what’s under it. These are the three parts of every replacement we do in Bergen County.

  • Cape Cod house during a roof tear-off

    Tear-off & deck repair

Many older Bergen homes carry a second layer of shingles. We remove every layer, inspect the boards or plywood underneath and replace any that are rotted or soft.

  • Roofer re-framing a roof structure

    Underlayment & ventilation

New underlayment, ice and water barrier at the eaves and valleys, and balanced attic ventilation help the new roof handle Bergen County winters and summer heat.

  • Cape Cod house with a new shingle roof

    GAF shingles & cleanup

We install GAF architectural shingles with new flashing and drip edge, then clean up the yard and driveway, including a sweep for stray nails before we leave.

TIME FOR A NEW ROOF?

Signs your roof is ready to be replaced

A few missing shingles can be repaired. These signs point to a roof that’s wearing out as a whole.

  • Curling or bald shingles

Shingles that cup at the edges or have lost their granules, especially on the sunny side, are near the end of their life.

  • Moss on the shaded side

Under mature trees, moss and dark streaks hold moisture against the roof and speed up wear on the north-facing slopes.

  • A sagging or spongy deck

A roofline that dips, or decking that feels soft from the attic, means water has reached the wood beneath.

Not sure if you need a repair or a replacement? A free roof inspection gives you a straight answer and photos of what we found.

ROOF REPLACEMENT FAQS

Questions? Start here.

The price depends on roof size and pitch, how many layers come off, how much decking needs replacing and the shingle you choose. After a free inspection you get a written estimate that lists each part of the job.

We recommend a full tear-off. Removing the old layers is the only way to see and fix the deck underneath, and it lets us install ice and water barrier where Bergen County winters need it.

If the damage is limited to one area, a repair usually makes sense. When shingles are worn across the whole roof or the deck is soft in several places, replacement is the better value. We’ll show you photos either way.

It helps. Branches that touch the roof scrape shingles and drop debris into valleys. We’ll point out limbs worth cutting back before the job, though the tree work itself is best left to a tree service.

We show it to you before it’s replaced. Your estimate explains how replacement decking is handled, so a soft section discovered during tear-off doesn’t turn into a surprise when the job is done.

Many colonials and capes look best in grays, browns or blended shades that suit brick and siding. We bring GAF samples so you can compare them against your siding and trim in daylight before you decide.

Yes. We offer financing through a third-party lender, subject to credit approval. It can help you replace a worn-out roof now instead of paying for one repair after another on a roof that’s failing.

Most single-family replacements move quickly once work starts, but roof size, decking repairs and weather all play a part. Your estimate includes a schedule, and we keep you updated if rain moves the plan.
